WHAT ROLE DO YOU PLAY WITH YOUR SERVICE?
My role is solely to be a substitute for you when you are not able to meet your clients. Your clients will always be treated in a courteous and professional manner. I will make sure they understand my role and be clear and upfront about your agency.
DO YOU PROVIDE ANY AGENCY DURING THE PROCESS?
No. I am there only to let your clients safely view a property. I will record any questions they may have and will send a brief report to you after the showing so that you may follow up. SEE SAMPLE REPORT With your approval, I will answer questions based upon facts within the MLS sheet, but I will not provide any advice or opinion on the property your clients are viewing.
WILL YOU TRY TO LURE MY CLIENTS AWAY?
Absolutely not. Your clients are YOUR clients. As a matter of policy, I will never represent your clients in any way unless you have referred them to me in the form of a documented referral agreement between brokerages.
WHAT IS CONSIDERED A LAST MINUTE SERVICE?
A last-minute service is a service that requires me to drop what I am doing and immediately attend to the needs of your clients. I charge an additional flat rate fee of $25.00 for a last minute service request. A service that is scheduled at least 12 hours in advance will not incur any additional fees.
WHAT IS IN THE FINE PRINT FOR YOUR SERVICE?
I am not responsible if an appointment is missed because of an act of God. For example, if en route to your appointment my vehicle breaks down and I cannot make the appointment I cannot be held liable.
I do have a few trusted backup agents to draw from to keep the appointment if you choose to do so. The fee will still be applied and will be used to pay the backup agent. If for some reason I cannot make it, I will let you know as soon as possible via phone call, text, or email.
